Scope

We were appointed by TINTO Architecture to carry out a measured building survey of the former Chopstix unit on Union Street, Aberdeen. This was part of a wider project for the Trinity Centre, with the property being prepared for remarketing. In keeping with the redevelopment of Union Street, the unit is to promoted as a high-end restaurant space and will be a focal point in the upscaling of the Trinity Centre. With one surveyor attending site for a full day, our brief was to capture 2D DWG floor plans, sections and elevations that could be used confidently by architects, agents and other project stakeholders to support future leasing and planning discussions.

Solution

Because the premises were vacant at the time of survey, we were able to work quickly and methodically through the building without the practical constraints that often arise in occupied commercial units. Using an X7 laser scanner, our surveyor captured the internal arrangement across both levels, together with the key external features required to produce coordinated elevations and sections. As  the outputs were intended for 2D CAD production rather than colourised visualisation, we adopted a rapid, colour-free scanning approach that maximised on-site efficiency while still recording the level of geometric detail needed for accurate drafting. This allowed us to gather a comprehensive dataset in a single visit.

Benefits

This project was a good example of how a well-planned measured building survey can do more than simply record a building, it can create a practical, reliable foundation for the next phase of a property’s lifecycle.

  • Multiple deliverables
  • Efficient laser scanning and accurate data capture
  • Holistic dataset
  • No need for return site visits
